Application & Screening Criteria

- Credit score of 650 or higher- no open collections or past-due accounts

- Applicants must not have an open bankruptcy case at the time of application. Previous bankruptcies must have been discharged for at least 12 months. Applicants with strong compensating factors (e.g., steady income, positive rental history, co-signer) may still be considered.

- Positive rental references for the past 3 years- no evictions, unlawful detainers, or judgments within the last 3 years

- We conduct a criminal background check that considers the nature and severity of any convictions, the time since the offense, and any evidence of rehabilitation. Generally, no violent felonies, property-related crimes, or drug trafficking offenses within the past 7 years, and no misdemeanors involving safety, property, or persons within the past 3 years.

- Verifiable household monthly income must be at least 3x the monthly cost (Rent, Fees and Pet fees if applicable).

- Minimum 12-month lease term required- no short-term or month-to-month options
