APPROVAL REQUIREMENTS:
Qualified applicants must:
• Have good to excellent credit (recommended credit score of 680+)
• Earn three times the monthly rent
• Supply current verifiable income
• Complete an application if over the age of 18
• Qualify on their own - co-signers will not be considered
NOTES/DISCLAIMERS:
•Owner will be staying in casita four months from Dec through March and occasional one day visits. During this time owners will also be using the art studio.
•Evaporative Cooling throughout the house. Two of the bedrooms have newly installed mini-split air conditioner. - Portable or window A/C units may be installed at the tenant’s expense, subject to prior approval. Please note that any additional electricity usage resulting from these units could incur an extra charge beyond the standard monthly rent and utility payment.

• Casita is not included in the rental, main house only available to the tenant
• Art building in the rear of the home is not included
