$250.00 non-refundable pet fee + $15.00 per month pet rent

Application fees are $75.00 per person over 18. Any occupant over the age of 18 must submit an individual application, and qualify. Photo ID required with application, and we may request copy of SS Card.

**Application fees are NON-REFUNDABLE** please review the following before submitting your application. Credit reporting is provided to us by Experian Vantage 3.0.

Each LESSEE applicant must meet these criteria:

• A credit score under 600 is considered stand-alone grounds for denial.

• Delinquent accounts, accounts in collections, and accounts that have been written off due to not being paid, including utilities in arrears, are stand-alone grounds for denial.

• Credit history (how you pay) is our #1 cause for application denials.

• Applicants must have satisfactory tenancies with all past landlords. Applicants must have given their present landlord appropriate intentions to vacate.

• If eviction paperwork has been FILED against you by a landlord, your application will be denied.

• Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, or damaging property are stand-alone grounds for denial.

• Each LESSEE applicant is required to have had employment for 1 year, less than 1 year of employment may be grounds for denial.

• Each LESSEE applicant must verify gross monthly income equal to or greater than three (3) times the monthly rental rate.(Bonuses, child support, and overtime are not used to figure income)

• EXCEPTION: The combined gross income of married couples will be considered to meet the income requirement. Married couples must provide state issued ID’s showing same last names OR a copy of marriage license.

*Standard background screening (HUD & FHA guidelines followed)

• Co-signers are not allowed for lessees on contract or leases, no exceptions.

• A ONE-TIME 75.00 LEASING FEE APPLIES IN ADDITION TO MOVE-IN RENT CHARGES
