Horse Property

This is a rural horse property with a mobile home for rent. 3-bedroom 2-bathroom approximately 950 square feet. Not suited for a large family (a couple, singles, small children are best). The primary bedroom may accommodate a king-size bed but it may be tight. All bedrooms are small with limited space. Good size deck with the best views of the ranch, the tip of Pikes Peak, and the valley to the south. Look up the address ON A MAP so you know where it is physically located (15435 East Cherry Rd, Larkspur, CO 80118). Monument is the closest town and located 23 minutes away.

Horse space may be available for up to 2 horses utilizing a loafing shed for an additional $50 per horse.

Limited grazing is available.

Large arena, and 60 round pen.

There is absolutely NO use or growing of marijuana on this property. If you are a weed smoker, drug user of any kind, DO NOT inquire.

Monthly costs:

1. Rent: $1,500

2. Electricity: $35 - $75 depending on time of year.

3. Propane for heating: Varies by usage.

4. Starlink for internet (optional): $120 per month. (That is what Starlink charges)

This is an opportunity to live on a 40-acre horse property along the beautiful Palmer Divide. The overall ranch is historic, very charming, peaceful, and quiet. You wont find anything else like it in the area. But country living is NOT for everyone. So prospective tenants are people who enjoy and appreciate living in a rural setting away from the hustle and bustle of city life and understand the challenges, such as heavy snow, dirt roads, and distance to towns.

All interested people will tour the property in person. The landlord will select the applicants who are allowed to move forward and apply after a tour. This is not a first come first serve application process. The new Tenant will be the best fit for the landlord, existing long-term Tenants on the property (4 years & 3.5 years respectively), as well as for the new Tenant.

Lease Summary:

New tenants will be people used to living in the Country. New Tenants will be capable and self-sufficient or be able to coordinate repairs (if needed) by handymen or local services if they arise, this is because the landlord travels and could be away from the property for extended period of times.

Landlord also lives on the property, cuts the grass, accomplishes snow removal and prides himself on keeping an uncluttered and well-maintained looking property for all to enjoy.

Pets and non-aggressive dog breeds may be allowed on a case-by-case basis depending on the type of pet (no Pitbulls, Rottweilers, German Shepherds, Akitas, Cane Corsos, Chow Chows and Siberian Huskies). Pet deposit required. Constant barking dog(s) will not be allowed or tolerated due to the disruption to the owner, other Tenants living on the property, and the echo of barking dogs to surrounding neighbors.

Tenant selection will be based upon background check, employment history, credit check, and an interview to ensure a good fit with the existing ranch residents. (Portable tenant screening report accepted). DO NOT submit a rental application until you have met the landlord and toured the property.

1. Available for move-in timeframe March 15, 2026.

2. Criminal background and credit check required.

3. Drivers License will be photographed by Cherry Investment Properties.

4. Your social security number will be documented by Cherry Investment Properties.

5. Proof of employment 2-months of paystubs may be required.

6. Self-employed will be required to submit bank statements.

7. References required.

8. Tenant pays electricity, propane, and internet service.

9. 1 year lease required.

10. First months rent paid upfront (first month will be prorated if lease start date is not on the first of the month)

11. $1,500.00 security deposit - upfront

12. $150.00 non-refundable pet deposit.

13. $35.00 application fee.

14. Other:

a. NO marijuana growing, possession, or use allowed anywhere on the property regardless of the legal limits.

b. Limited storage

c. No loud vehicles

d. Limit of 2 vehicles

e. Dogs if allowed will not be disruptive and will be always leashed except out in the pasture area.

f. Quiet hours are 10:00 pm 8:00 am.

g. No smoking inside any building.

h. Landlord cuts grass and performs snow removal.

i . Washer and dryer included.
