Welcome to 102 Branch Street! This apartment building is located in Carnegie and conveniently located close to bus lines and centrally located, close to 79, downtown Pittsburgh and within walking distance to main street with local shopping and restaurants. This is a four unit apartment building. The backyard is shared with all the tenants. Street parking is available in front. This unit a 2 bedroom/ 1 bath. Rooms include Living Room, Fully equipped kitchen (with stove and fridge), Bathroom, Master Bedroom, and Second Bedroom. This unit was recently paitned.

**We allow small pets with a $450 non-refundable pet deposit and additional $30/month pet fee.

**Tenants are responsible for lawncare and snow removal.



Application information:

- All prospective tenants (18 or older) must complete an application and pay the application fee.

- A full credit and background check will be run on each applicant.

- A $40.00 application fee is required.

- The application fee is non-refundable!

Our required standards for qualifying to rent a home are:

- All properties are offered without regard to race, color, religion, national origin, sex, disability or familial status.

- We limit the number of occupants to 2 per bedroom.

- Your gross monthly income must equal three times or more the monthly rent.

- You must have a favorable credit history.

- You must be employed and/or be able to furnish acceptable proof of the required income.

- You must have good housekeeping, payment, and maintenance references from all previous Landlords.

- Compensating factors can include additional requirements such as double deposit and/or a cosigner.

- Tenants are required to carry renter's insurance for the full term of the lease.
