Scheduling & Tours

NO formal applications will be accepted prior to touring the property. A pre-application may be submitted, but no formal application will be processed until all required documentation has been received.

In certain rare cases, if a current occupant is unresponsive or refusing access, we may be unable to schedule tours immediately. We will not process any application or take any deposits on such properties until a tour has been completed, or unless the property becomes fully accessible for showing.

Do not request a formal application until after youve seen the property in person.

Hold Deposit

A hold deposit equal to one months rent is required to take the property off the market and hold it until the lease is executed.

Once the lease is signed and tenants have moved in, the hold deposit is transferred to the security deposit.

Minimum deposit is one months rent- the final security-deposit amount may be adjusted based on credit report and rental history.

Application Requirements

Every occupant 18 years or older must submit an application.

Applications are online only.

Incomplete applications or missing documents not received within 24 hours will forfeit their place and we will move to the next applicant.

Prepare to upload or deliver:

Social Security card, drivers license, or government ID

Proof of income totaling at least 2x the rent (pay stubs, VOE, bank statements, etc.)

Three years of income verification if self-employed (tax returns, bank statements)

Background and credit check are mandatory.

Rental references will be contacted and must be in good standing.

Credit Criteria

Credit reports (or similar) will be run on all applicants.

Credit history feeds into our scoring model to determine eligibility.

Security deposit levels vary based on credit and rental history.

Automatic denials for:

Open bankruptcies or bankruptcies within the last 5 years

Evictions or landlord judgments for unpaid rent in the last 3 years

Negative payment histories or delinquent accounts will be considered.

Applicants without a scorable credit report may be denied.

Income Criteria

Combined household income must be at least 2x monthly rent.

Employed applicants: last four weeks of consecutive pay stubs (or two months if paid monthly).

Self-employed applicants: last two years of tax returns + three months of bank statements.

New-hire applicants: offer letter on company letterhead confirming start date and compensation.

Other verifiable income (social security, child support, disability, etc.) requires three months of bank statements if not directly verifiable.

Security Deposit & Fees

Security Deposit Notice: Once approved, tenants have 48 hours to pay the full security deposit in certified funds (cashiers check, money order, or cash). No personal checks.

Administration Fee: $150 (covers lease preparation, move-in coordination, tenant portal setup, and recordkeeping).

Pet Fees:

Dogs under 30 lb: $500 (first pet), $250 (additional)- $25 /mo per pet

Dogs over 35 lb: $1,000 (first pet), $500 (additional)- $35 /mo per pet

Utilities & Maintenance: Tenants responsible for water, trash, lawn care, and electricity.

Property Access & Inspections

The property will be entered periodically for routine inspections and maintenance with proper notice.

Tenants will be notified at least 24 hours in advance except in emergencies.
