Located in Orangevale in close proximity to parks, shopping, and transportation, this is a guest unit with a separate entrance at the rear of a house and facing a tranquil yard. Unit has kitchenette, living-room, a very large bedroom (with corner office space), very large tiled bathroom w/ shower (no tub), and large walk-in closet. You will also have a private patio, a shared patio, and an attached laundry space which is shared with myself. Each has a separate locking entry door to the laundry. Off street parking and located on a dead end street.
Flooring, paint, and appliances are new (except micro), however the kitchen appliances are limited to an Emeril Lagasse toaster/convection oven, hotplate, microwave, and a smaller refrigerator/freezer. As such and because it is part of my home, this unit is intended/suitable for one person only. I will consider temporary stays of 3 months or more for traveling professionals etc. and will consider providing some furnishings. The unit is private, however, it is viewed as part of the house in terms of tenancy. Yard care or maintenance to main home, etc. may be rendered as needed and may not include notice. One patio is specific to you; the other may be shared from time to time. The price includes basic utilities (garbage, sewer, lights, hot water, wi-fi/streaming capabilities), but does not include your heating and air conditioning, which are used/controlled by you alone, via two mini splits in our guest unit. A renter should acquire their own insurance for their items.
