Applications are considered on a first-come, first-served system for all completed applications from applicants that have viewed the property. Applications are not processed or in line to be processed until the home has been seen. Application costs are $56.25 per person. Applications are processed in compliance with Fair Housing Law. Applications are considered complete when the following is submitted with application:

You must complete a profile on OurPetPolicy.com, even if you have no animals (see application)

RENTAL QUALIFICATIONS:

3x in monthly rent in verifiable legal (gross) income. All verifiable, legal sources of income will be considered. Pursuant to Cal. Govt. Code §12955(o), for applicants with rental vouchers or subsidies, the income threshold will be calculated based on the amount of rent that will be paid by the tenant (not the entire rent amount).

All applicants who are co-occupants legal income will be combined to determine gross income. All applicants who are co-occupants must meet the rental qualification requirements.

Clean credit with a minimum credit score of 660 (Transunion). Three years of credit history, with a minimum of 3 credit lines required. No collections, judgements, past due or charged off accounts. Any landlord judgement or eviction will be automatically declined. No bankruptcies in the past 3 years. Three years of good rental history or home ownership; no evictions, no late rental payments. Any real estate property owned must either be in the process of being sold or has rental income to cover mortgage, property taxes and insurance.

Everyone over the age of 18 must complete an application and will be listed on the lease.

We do not accept Zillow applications.

Approved applicants will be expected to pay the first month's rent within 48 hours of approval. Security deposit payment is required prior to move-in.

Upon notification that your application has been approved, you have 24 hours to sign the lease. Properties are typically held for no more than 14 days. Security deposit and first month's rent to be paid by cashier's check prior to move-in date.
