- Household Income: Total combined gross monthly income of all residents must be at least 3 times the monthly rent. For applicants with housing vouchers, the income requirement will be calculated based only on the tenant's individual portion of the rent.
- Rental History: Every applicant must have a positive rental history with verifiable landlord references. No history of evictions, unresolved property damage, or unpaid rental debt.
