• Required to Move In:

o 1st full month’s rent + deposit in certified funds

o Rent will be prorated for the second month’s rent to reflect when tenancy began in month #1

Portable Tenant Screening Reports (PTSR):

1) Applicant has the right to provide a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes- and 2) if Applicant provides us with a PTSR, we are prohibited from: a) charging Applicant a rental application fee- or b) charging Applicant a fee for us to access or use the PTSR.

Our Qualifying Criteria:

1. Income should be at least 2 times the monthly rent

2. 700+ FICO credit score

3. Stable employment & income

4. Positive rental history (and/or mortgage payment history)
