LISTING PHOTO DISCLAIMER:
We do not always take new photos each time a home is listed. Photos are for layout reference only and may not reflect current conditions, features, or amenities. Please schedule a viewing to see the property in person.
PORTABLE TENANT SCREENING REPORT DISCLAIMER:
The prospective tenant has the right to provide the landlord with a portable tenant screening report, as defined in section 38-12-902 (2.5) of the Colorado revised statutes. If the prospective tenant does provide the landlord with such a report, the landlord is prohibited from charging the prospective tenant a rental application fee; a fee for the landlord to access or use the portable tenant screening report.
A landlord who receives a portable tenant screening report will require the following:
• That the screening report MUST include verification of EMPLOYMENT and INCOME, RENTAL and CREDIT HISTORY, and CRIMINAL HISTORY to be accepted.
• That the screening report was completed within the previous THIRTY (30) DAYS.
• That the screening report is made DIRECTLY AVAILABLE to the landlord BY THE CONSUMER REPORTING AGENCY for use in the rental application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all state and federal laws pertaining to the use and disclosure of information contained in a consumer report by a consumer reporting agency.
• That the screening report is made available to the LANDLORD AT NO COST TO ACCESS or use in the rental application process.
• A statement from the prospective tenant confirming that there has not been a material change in the information in the screening report, including the prospective tenant's name, address, bankruptcy status, criminal history, or eviction history, since the report was generated.
Although Landmark Real Estate acknowledges compliant portable screening reports in accordance with HB23-1099, which could exempt you from paying an application fee (or potentially lead to a fee refund), it is still necessary for all tenants to fill out our application. Furthermore, your qualification (or disqualification) will be determined based on the screening data obtained from our independently sourced report, not from the data provided in your portable report. Please be aware that authentic and compliant portable reports must originate directly from the consumer reporting agency.
POTENTIAL COST AND FEES DISCLAIMER:
Potential charges may be assessed during or after the lease term. Actual amounts may vary based on rental criteria, lease terms, vendor rates, and applicable law. Certain charges are based on prevailing rates and cannot be determined precisely in advance. Tenant liability arises from actions, omissions, or events as described in the lease, including late payments, lease violations, property damage, or unauthorized pets. These fees and charges include Payment Processing Charge, Late Fee, Service Attempt Fee, NSF Fee, HOA Violation Administrative Fee, Vehicle Towing, Illegal Pet Administrative Fee, Pet Deposit, Monthly Pet Rent, Increased Security Deposit, Utility Service Billed, Lease Renewal or Extension Administrative Fee, New Lease Administrative Fee, Month-to-Month Administrative Fee, Minimum Lock-Out Fee, Smoking Charge, and charges for maintenance, repairs, or property restoration, as well as other fees listed in advertising.
