Rental History: Minimum 2 years of verifiable rental history. Positive references from prior landlords required. No prior evictions. No history of property damage or lease violations.
Background Check: All adults (18+) must authorize a background and credit check. Criminal history considered only where directly relevant to tenancy. Identity verification required.
Pet Policy: Cats welcome. Dogs welcome - must be 25 lbs or under at full growth. Aggressive breeds not permitted regardless of weight. Pet rent of $65/month per pet applies. No additional pet deposit per California law.
