Lease Terms for Golden Acres Farms Small Queen Room

Property Address: Golden Acres Farms, Chesapeake (Hickory Area)

Deposit: A refundable security deposit of 1st and last months rent is required at lease signing.

Utilities: Rent includes all utilities, including heating, AC, electricity, water, and high-speed WiFi.

Christmas Special Offer: Get $50 off the first for move-in Dec 15 or any upcoming move-in date with lease signing by Dec 10.

House Rules & Policies:

No smoking: Smoking is strictly prohibited anywhere on the property.

No drugs- No illegal drugs or marijuana is allowed on the property.

No loud music: No outside sound systems, DJ setups, or loud noise, including excessive partying or disruptive behavior.

Noise/behavior: The property is for quiet and respectful living. No aggressive behavior, fights, or disturbances are allowed. Violations of this rule will result in immediate lease termination without a refund.

No adult content: Nudity, adult films, lewd behavior, or vulgar language are strictly prohibited on the property.

Shared Spaces:

Tenants have access to shared spaces, including the fully equipped farmhouse kitchen, living areas, wrap-around porch, garden spots, and in-ground pool with patio seating.

Shared bathroom: The Coz Quaint Queen Room has access to a semi-private shared vintage bathroom with modern finishes.

Farm Amenities:

Enjoy access to peaceful farm life, including the animals (goats, chickens, ducks, horses, pups) and the beautiful acres for walks and relaxation.

Farm fresh eggs are available upon request for an additional fee.

Tenant Requirements:

Interview: All tenants are required to undergo an interview.

Background Check: A background check will be conducted prior to approval.

Security Deposit: A one-month security deposit is required before move-in.

Rent Payment: Rent is due on the 1st of each month.

Termination/End of Lease:

Renters may terminate the lease with 60 days written notice before the next rent due date.

Upon termination, tenants are expected to leave the room and property in the same condition as when they moved in.
