Lease Terms:
For this 12-month lease agreement, smoking is not permitted. Any adult aged 23 or over must complete an application process, which includes a required application fee. The tenant will also be responsible for Homeowners Association (HOA) fees, which include a $150 charge for elevator use during move-in and another $150 for elevator use upon move-out. Additionally, the HOA requires a $250 security deposit, which is reflected in the listing. Tenants are required to pay for utilities through Banyan Utility Company. Tenant insurance is mandatory, as well as a monthly fee of $10 for furnace filters.
Pets:
The owner may consider allowing up to one small dog, no cats, with prior approval. An additional security deposit of $500 per pet and a minimum monthly pet rent/fee of $50 will apply. Each pet requires a separate application through PetScreening, which charges a fee for processing. The application fee is $20 for the first pet, $15 for any additional pets, and there is no charge for assistance animal accommodation requests.
