Utility Debts: No significant debts to local utilities or repeated late payments in the past 12 months.

Credit Requirements: If any applicant's credit score is below 650, last month's rent will be required in addition to the security deposit and first month's rent.

Red Flags/Disqualifications:

Evictions: Evictions within the past 5 years, including pending eviction proceedings, or any evictions within the last 10 years without landlord verification.

Unverifiable Income: Income that cannot be verified through proper documentation ie. paystubs/tax returns

Incorrect Information: Providing incorrect contact information for current or previous landlords.

Incomplete Applications: Incomplete or inconsistent applications where the information does not match screening reports.All individuals over the age of 18 must submit an application.

Criminal History: A criminal record involving the following:

Violent crimes - Including, but not limited to simple assault, robbery, homicide, or similar offenses

Drug-Related Crimes: Including, but not limited to Trafficking or manufacturing drugs.

Property/House Crimes:Including, but not limited to Property damage, arson, burglary, or vandalism.

Sexual Offenses: Including, but not limited toCrimes requiring inclusion on the sex offender registry. Public Safety Threats, Terrorism-related offenses.

Fraud or Financial Crimes: Including, but not limited toHousing fraud, illegal subletting, check/credit card fraud, or identity theft. 1.9.3 The Broker will consider evidence of rehabilitation, time elapsed since the conviction (+10 years), and the nature of the offense for applicants with disqualifying records.
