* Smart locks, with custom code and thumbprint sensor
* Full dumbbell set + bench in the garage
* A dedicated coffee area
* Remineralized reverse-osmosis water on tap
* Reading nook
* Office with shared work table and laser printer
* Patio area for two (or you + laptop)
* Electric piano with weighted keys available for use
* Thick walls that stop a surprising amount of sound
* Two fridges and a large pantry with dedicated spaces for each person's food
* Dishes organization system - prevents sink pile-ups
The neighborhood is quiet and very chill, with multiple parks within walking distance. Downtown Austin is about a half hour away, and the Domain is about 15 minutes away. Currently, the house has 4 guys in their 20s-30s.
**House rules**
- No illicit substances
- No excessive drinking
- Small gatherings allowed - but no parties
- Quiet hours 10pm-8am (quiet hours, but not silent hours - we've got thick doors and walls)
- Overnight guests are fine (as long as they follow the house rules), but not multiple nights in a row
- No leaving messes in the common areas (leaving books, computers, drinks less than a day old, etc. is fine)
The rules are about making sure that this stays a peaceful and pleasant place where everyone can relax and get work done. I'll enforce as much as necessary to make that happen.
**Terms**
- 12-month contract for $897/month. 3-month contract and month-to-month contracts also available.
- Fixed cleaning fee ($99/month) and utilities fees ($99/month, includes internet, water, electric, pest control, etc)
- Pricing is for 1 housemate per room
- $700 security deposit
