Application Fee: The fee is $45.00 per applicant/occupant over the age of 18.

Utilities: Water, Sewer, Gas, Electricity, Internet, and Trash are not included in the rent. Owner pays for solar payment and HOA fees.

Non-Smoking: This is a strictly no-smoking/no-vaping/no-cultivating property.

Insurance Requirement: Proof of renters insurance with a minimum of $300,000 liability coverage is required. Rental Property Owner must be listed as additional insured.

Occupancy: SRES follows Federal Occupancy Standards: Max. 2 per bedroom + 1 additional occupant; Max 2 per studio.

Approval Process: Typical turnaround for approval/denial is 3-5 business days based on how quickly information is provided to SRES by the applicant and verifying parties.

QUALIFICATIONS: The following items are used as criteria to determine whether an applicant will be accepted for a rental home with SRES.

Income: The total gross income for the household must be at least 2.5 times the monthly rent. Income must be verifiable through employer as well as paycheck stubs, bank statements, award letters or tax returns.

Credit Requirements: Applicants must have positive credit history. including no evictions. Also to include no debt to previous rental property owners.

Bankruptcies: Must be discharged for two years prior to approval of an application.

Rental Verification: 3 years of verifiable combined Rental/Home Ownership History (excluding renting from family members) for single family homes and multi-family units.
