Trash pick up, lawn mowing, HVAC maintenance and pest control included. Tenant will pay for electric, gas, water and internet/cable.

Application process includes a background check

• $2100 monthly and $2100 security deposit

• $2100 non-refundable security deposit required with signed lease to secure rental- upon first months rental payment it will transition to a refundable security deposit

Must Haves

• 3 times the monthly rent in gross pay- minimum $70,000 annually/$5800 monthly gross income

• Minimum credit score of 620

• 4 months of pay stubs and second income validation such as bank statements, W2, etc. that covers the same time frame.

• No evictions on background check- no exceptions

• Everyone is treated the same, we begin the eviction process if rent is not paid within 5 days

• No smokers- no exceptions

• Renters insurance required- proof of insurance required within 30 days of move in

• Pets, small dog only, will be considered with a non-refundable $500 pet deposit and an additional $25 per month. The yard is not completely fenced.
