Occupancy: Maximum occupancy is four individuals. Subletting or additional occupants without landlord approval is prohibited.

Parking: The property includes one garage space and two additional parking spaces in the driveway. Parking on the street is not permitted.

Alterations: Tenants may not make alterations, including painting or installing fixtures.

Fenced Patio: The fenced patio and custom gate must be used appropriately to ensure safety for children and pets. No modifications are allowed.

Renters Insurance: Tenants are required to carry renters insurance with a minimum liability coverage of $100,000. Proof of policy is required before move-in.

Early Termination: Early lease termination requires 30 days written notice and is subject to a fee equal to two months rent.

Default and Eviction: Failure to pay rent or abide by lease terms may result in eviction in accordance with Tennessee law.

HOA Rules: HOA rules must be adhered to. They will be provided as part of the lease.

Security Deposit: A refundable security deposit of $2,000 is required before move-in.
