There are lovely city, treetop, and blue sky views from large picture window facing South.

This park hugs the East River, and the NYC Ferry dock is conveniently located at 89th street on the East River. The relatively new Q-subway line is nearby at 86th street & 2nd avenue, and takes you easily to the Theater District, Times Square, Madison Square Garden and more. The popular 4-5-6 subway line is also here on 86th street, at Lexington Avenue. And the Crosstown bus is literally right outside on the corner at 86th street & York Avenue.

NO BROKER FEE means a savings of almost $5k. However, the buildings Management Company requires a few fees from the prospective tenant: a $350 non-refundable application fee, a $110 non-refundable credit check fee, a $500 non-refundable move in/out fee, and a $1000 fully refundable fee that the management company holds during your tenancy and refunds within 30 days of your lease ending. This furnished rental is for one twelve month term, and can begin anytime in January or February. Board approval is required. The application and approval process moves very quickly, which can be a rare thing with coops in NYC.
