Tenant Screening Minimum Criteria for Approval:

1. Financial History:

a. Minimum 650 Credit Score.

b. Combined minimum 2.5x gross rent in income.

c. 3 Months Pay Stubs. Tax Returns for 1-2 years upon request.

2. No evictions for money owing to a prior landlord.

3. Criminal Background - No applicants accepted with a history of:

a. Sex Offenses under RCW 9A.44.

b. Violent offense under RCW 9.94A.030, against landlord, employees, or other tenants.

c. Arson under RCW 9A.48.

d. Manufacturing, sale, or distribution of controlled substance under RCW 69.50, or Use of Buildings for Unlawful Drugs under RCW 69.53.

All occupants over the age of 18 are required to complete an application prior to occupancy, if any applicant fails to meet the criteria for approval this will result in a denied application for all.
