Application Requirements
1. Income Requirements
Monthly gross income must be at least 3x the rent (except for Section 8 applicants; see below).
Acceptable proof of income includes:
o Three (3) recent pay stubs.
- Prior year's tax return (for self-employed applicants).
- Employer offer letter with verification contact.
- Documentation of retirement, social security, disability, alimony, or child support.
Unemployment benefits are not accepted.
Rent/security deposits may be increased for high-risk applicants or those under rental assistance.
2. Section 8 Applicants
o Provide a TNQ Rent Burden Worksheet to verify HUD coverage and tenant's portion.
o Exempt from the 3x income requirement but must meet all other criteria.
3. Rental History
o No rental judgments or evictions within the past three (3) years.
o Provide current rental standing and history.
o If eviction history exists, submit explanation and documentation.
4. Utilities
o Applicants must establish utilities in their name and provide:
- A recent utility bill.
- Letter from MLGW confirming good standing.
5. Criminal Backgrounds
o Reviewed on a case-by-case basis.
6. All Occupants Must Apply
o All residents aged 18+ must apply and be listed on the lease.
We welcome Section 8 Vouchers and other rental assistance.
