Thank you for expressing interest in leasing the property located at 4630 Junius Apt A, Dallas TX. To ensure compliance with Texas law and to evaluate all applicants fairly, we have established the following application requirements for lease approval:

There's a small additional fee of $75 per month for water, trash, and sewer.

Small pet ok with prior authorization.

No smoking allowed.

One parking space at the back and plenty of parking on Junius st.

Age Requirement: All applicants must be at least 18 years old or the age of majority in Texas.

Completed Application: Each adult applicant (age 18 or older) must submit a fully completed rental application. The application should contain accurate and verifiable information.

Proof of Identity: A valid government-issued photo identification, such as a driver's license or passport, must be provided with the application.

Income Verification: Applicants must demonstrate a stable source of income to cover the monthly rent and other living expenses. Income should be sufficient to meet these financial obligations. The combined monthly income of all applicants should be at least three times the monthly rent. Acceptable proof of income may include pay stubs, bank statements, tax returns, or an employment verification letter.

Rental History: Prospective tenants must provide information on their rental history, including current and previous landlords, contact information, and the length of stay at each rental property. We will conduct a background check and may contact past landlords for references.

Credit Check: A credit check will be performed to assess applicants' creditworthiness. While we understand that some applicants may have less than perfect credit, a history of evictions or recent bankruptcies may lead to the rejection of the application.

Criminal Background Check: As per Texas law, we will conduct a criminal background check on all applicants. Certain criminal convictions may result in the rejection of the application.

Rental Agreement: If approved, tenants will be required to sign a written lease agreement, which will outline the terms and conditions of the tenancy.

Security Deposit: Upon approval, tenants will be required to pay a security deposit equal to one month's rent. This deposit will be held in accordance with Texas law and may be used to cover any damages beyond normal wear and tear or unpaid rent at the end of the lease term.

Pet Policy (if applicable): If the property allows pets, additional pet-related requirements will apply, such as pet deposits or monthly pet fees. We reserve the right to review the pet's breed, size, and behavior before granting approval.
