Property Viewing & Application Guidelines

Before scheduling a viewing for this property, please ensure you meet the following qualification requirements:

General Property Terms:

Pets: This property does not allow pets.

Occupancy: Maximum capacity is 4 occupants.

Lease Term: A minimum 1-year lease is required, with a lease start date on 2/1/26.

Application Requirements:

Adult Applicants (18+ years): All adults must complete an individual application.

Credit Score: A minimum credit score of 620 is required. If your credit score is below 620, a cosigner with a credit score of 720+ will be necessary.

Employment & Rental History: Applicants must have a good employment and rental history.

Outstanding Balances: No outstanding debts to past landlords.

Eviction History: No evictions within the last 7 years.

Debt-to-Income Ratio: Must be 45% or less. To calculate this, add your minimum monthly debt (as listed on your credit report) to the rent amount, and divide by your gross monthly income.

Felony Review: Felony convictions are reviewed on a case-by-case basis.

Required Documentation:

Two most recent pay stubs, or last year’s tax return if self-employed.

A valid government-issued photo ID.

Fees & Deposit:

Application Fee: $60 per adult.

Earnest Deposit: A $1,000 earnest deposit is due within 1 day of approval. This must be submitted via cashier’s check or money order. If you proceed with the lease, the earnest deposit will be applied toward your move-in funds.

Move-in cost:

Security Deposit: $1,395

Admin fee: $195

Cleaning Deposit: $300
