Available on Feb 1st is this 1296 SF 4 bed/1.5 bath ranch house very close to downtown Athens. Its in a neighborhood that is quickly changing and getting renovated, and its very close to the firefly trail where you can access UGA and downtown. It has hardwood floors, a new roof, and a new AC system installed in 2018 thats never had any issues. It has a nice kitchen, living area, back patio, and a great front + backyard with lots of plants and trees. I lived in this house for 3 years and loved it, never had any issues with neighbors or crime. Its inside the loop, and you can access the loop in a two minute drive.
Tenant must pay the electric, water/trash, internet, and gas. Landlord will manage the lawn service as well as maintain the property. A year long lease is the minimum term Ill consider, but Id really like to find a long term tenant that I can build a relationship with, and someone who will take care of the house. Zillow says I can rent this out for $1,800, Im asking $1,500. Something to consider is that there is only 1 shower (2 bathrooms) in this house currently. A few requirements I have are: 3 adults max, no large dogs (small dogs and cats are ok), and no smoking inside. The house isnt huge, it would ideally fit a couple or family of 3.
All applicants must pass a criminal background check, a credit check, and provide some form of proof of funds. I require a security deposit of one months rent that will be returned at the end of the lease, and Id like to meet all the applicant(s) who will be living on the property.
