We inherited all sorts of Ghosts and Goblins. There is a lot to do in getting a new building ready, and unfortunately, the building has just not been cared for as the Historic treasure that it is. There is a half century and more of deferred maintenance and fun opportunities to overcome. It will take years to fully restore it and bring it up to "jewel" status. This is the 6th large apartment building ever built in Fort Wayne, we also have the 1st and the 5th oldest apartment buildings in Fort Wayne.
But like the Old West, or the Gold Rush, Pioneers are the ones who Prosper. The settlers that came later always paid full price with less opportunity. A couple years from now, these same spaces will be going for close to $600 a month. Since we basically never raise rents on tenants who renew leases, it is a great time to lock in a great price for years to come
Penthouse level walk up studio in the heart of Downtown, while still living in West Central. There is a large single room with a kitchen wall. The kitchen wall has an apartment sized gas stove and refrigerator, along with a sink and cabinets. A large closet area leads to a full bathroom with a tub/shower combo. This unit comes with an original pull down Murphy bed where you just provide the Full size mattress. It is a HUGE space saving feature. Street Parking. Extremely limited off street parking can be had for an additional cost. Laundry is currently not available, but a coin operated laundry room is planned for end of March 2020. Up to 2 Cats and other non-barkers (Sorry, NO dogs, ever) are welcome with a 1 time $200 pet fee and $20 a month per pet.
Tenant pays a $25 surcharge for water/sewer. The Landlord provides your Gas, Heat, Hot Water, Water, and Trash.
The ideal candidate(s) will have a minimum credit score of 650, no active collections, no felonies, no violent charges of any kind, zero evictions, and have a (combined) Net or take home income of 3 (Three) times the posted rent. If you do not qualify traditionally, you may use a well qualified co-signer or put down 2 months of rent as an additional deposit.
