We are in a little enclave in Arbor Heights that is a hidden pocket of calm with great neighbors. There is a food truck each Monday during the summers and twice a month when the weather gets chillier.

You can walk down the hill to a little private beach, and during the winter there is a view of the mountain from the upstairs rooms (always a view of the mountain from the driveway!).

You get a beautiful view of the water each day as you pull in and out of this little piece of peace.

The home feels solid and has a great energy. It has been so loved and well taken care of.

Upstairs has living room with charming fireplace, dining area, kitchen, two bedrooms and a full bathroom. Downstairs has a huge bedroom, living room (can be used as 4th bedroom), kitchenette, bath and a large storage area with great oversized washer and dryer.

The fully fenced back yard is amazing. Space to run and play with a separate seating area and space for dining table.

Special little touches include Ann Sacks tiles in the kitchen, kitchenette and bathroom, designer paint colors and Brintons woven Axminster carpet, designed by Timorous Beasties, downstairs. Did we mention that the house has central A/C?!

You are 18 minutes from the airport and 22 minutes from downtown. Close enough to be practical and far enough away to be out of the fray.

Terms/Details

- Open to 6, 9, 12 or 18 month lease

- Anyone 18 years or older applying for the property must show legal government ID

- Each adult applicant must complete the required application. (Please note blanks or gaps on the form do not constitute a completed application)

- Be able to pay $39.99 application fee for each prospective tenant when application(s) is/are submitted

- Be able to pay security deposit and initial one months rent payment in certified check at the time of lease signing

-First months rent of $3495 & security deposit of $3495

- 700+ credit score for all adult applicants

- Cosigners are not permitted

- Show adequate proof of income. (We define adequate proof as a 3-to-1 gross salary to monthly rent formula and calculate it using):

- Most recent pay stub

- 2 years Tax return & 3 months bank statement copies for self-employed applicants

- Copies of deposit slips, investment earnings documents, or Social Security earnings for retired applicants

- All adult applicants must view/tour the property prior to applying

We check into finances, rental history, and credit to help insure we find tenants who:

- Have a positive history of paying their bills on time. (delinquencies on a background report fails the criteria)

- Will take care of the property (Reports of damage from previous landlords fails the application)

- Respect their neighbors. (Patterns of conflict with neighbors fails the application)

- Live up to their contracts (Breaking contracts, especially a lease, fails the application)

Please note: we also check court records. A record of evictions may fail the application. Checking for evictions helps insure our rental is run as efficiently as possible.

- We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.

Completed applications (with all required documentation) will be evaluated in order received in accordance with City of Seattle First in Time regulations, SMC 14.08.050.

Terms/Policies

- 6, 9 12 or 18 month lease offered, based on 11/1/24 move in date

- Renters Insurance is required by all adult tenants

- Two small dogs may be permitted with additional $500 pet deposit per pet. Pet references preferred (will consider one large doggie)

- No smoking allowed

- No waterbeds or aquariums over 20 lbs

- Tenants to pay all utilities

- Landlord will provide general yard service approximately once a month during reasonable hours.

- Tenant responsible for watering outdoor plants as needed
