You are wise to consider renting a home in the city of Germantown, labeled as one of the safest cities, with one of the best school systems in the state of Tennessee, and one of only three cities in the state with an AAA bond rating, along with Brentwood and Franklin.

This is one of the few one story homes now available and is one of the least expensive homes now for rent in the city of Germantown. We are able to keep our rents below market by asking our tenants to do yard work, pest control, and minor maintenance.

1. All applicants and anyone 18 or over that will be living in the house must provide a

copy of their driver's license, and undergo a thorough background check and credit report.

2. The home currently has a stove cooktop, built in oven, and dishwasher. It does not

have a refrigerator washer or dryer but they can be added for $25 a month each

3. Smoking of anything OR Vaping is NOT allowed on this property, inside or outside.

4. Family income must be three times the monthly rent and proof is required (pay stub,

W2, or last two years tax returns for those who are self employed).

5. $2,000 refundable deposit

6. Animals: We do allow small animals for an additional non-refundable fee per animal of

$500.00, and extra monthly charge of $50 per month per animal. Maximum of 3 animals,

as per City of Germantown Code.

7. Before the tenants receive keys, the tenant must put ALL utilities in their name and are

required to show proof of renter’s insurance, paid one year in advance, to protect their

personal property and at least $100,000 liability protection, with Advantage Property

Management, and Pam and Richard Scarbrough listed as additional insureds, which

should be no extra charge to the tenants.

9. No motorcycles are to be on this property at any time.

As you look at homes there will be things you like, and things you do not like. So if

some of the things can be changed, then let's talk, as it can be just a math problem.

We are willing to make investments to accommodate tenants with the cost to be

split or amortized over the term of the lease, and all terms are negotiable, so please
