Lease Duration: The lease will be for a fixed term of [12] months, unless renewed or terminated according to the terms outlined herein.
Security Deposit and Rent: A security deposit of $1000 is required at the time of lease signing. The first months rent is also due upon signing this lease.
Late Payment Penalty: A late fee of $15 per day will be charged for rent payments received after the 4th of the month.
Utilities: The tenant is responsible for all utilities associated with the property, including but not limited to water, electricity, gas, internet, and cable services, unless otherwise specified.
Pets: Tenants are allowed to keep up to two (2) pets in the house, limited to cats and small dogs under [25] pounds. A non-refundable pet fee of $150 per pet is required, along with a monthly pet fee of $50 per animal. Tenants must provide proof of vaccinations and agree to keep their pets under control at all times.
No Smoking Policy: Smoking is strictly prohibited within the premises and anywhere on the property. This includes all forms of tobacco, e-cigarettes, and other inhalant substances. Violation of this policy will result in immediate termination of the lease and potential financial penalties.
Maintenance and Repairs: Tenants are responsible for maintaining the premises in a clean and habitable state. They must report any need for repairs to the landlord immediately. Unauthorized repairs or alterations to the property are prohibited.
Right of Entry: The landlord reserves the right to enter the premises for inspections, repairs, and maintenance during reasonable hours and with reasonable notice to the tenant, except in emergency situations where no notice is necessary.
Subletting and Assignment: Subletting or assigning the lease is not permitted without the landlords written consent.
Termination and Renewal: The lease may be renewed or terminated upon its expiration. If neither party provides notice of termination at least [30] days before the leases expiration, the lease will automatically renew for a successive term under the same conditions, unless otherwise agreed.
Compliance with Laws: The tenant agrees to abide by all local, state, and federal laws and regulations while residing in the property. Failure to comply may result in lease termination and legal action.
Early Termination: If the tenant wishes to terminate the lease early, they must provide [60] days written notice and pay an early termination fee equivalent to two months rent, unless they qualify under military or government orders.
