If you want a quiet life in the country (15 mins from town) we have a historic home, fully renovated, energy efficient, territorial and bay view, private drive with carport, very large landscaped yard - owner maintained, quiet neighborhood with additional 55sf of storage shed. Washer/dryer hookup in house. Open concept living, kitchen (with island), dining and mudroom. Water and sewer included in rent. Youll need to pay for power, garbage and any other amenities of your choice. Preference will be given to applicants with a higher credit score.
Rules & Regulations of lease:
• limit 3 people residing in house (screening rules for new person mid contract will be same as application process)
• guests can stay up to 14 days
• limit 2-3 vehicles stored on property
• yards and driveway must maintain neat and clean appearance
• no storage of any non-running vehicles on property
• must have Renters Insurance
• no pets
• no smoking- no vaping in the unit or on premises (by tenant, or members of household, or guests of tenant)
• no sublease allowed
• no painting of interior or exterior walls or trim
• no drilling holes in wall for anchors (large TV anchor already available in living room)
• landlord consent required for mounting large and/or heavy items
• Quiet hours are from 9 pm to 8 am
• Garbage to be stored in secured container
Deposits & Fees:
• Security deposit of $2,200 required at lease signing will be held in an account at Heritage Bank in Burlington, WA
• Deposit is refundable if no damage to house, house is cleaned and all rent payments have been received
• Non refundable deep cleaning fee of $250
• Last months rent of $2,200 paid upon move in: to be applied to final months rent
Payments, Due Dates, Late Fees:
• rent is due on Day minus 1 (one business day prior to first of the month, for that given month)
• rent is late on Day 5, late fees apply $20 per day
• preferred payment of rent through electronic transfer (ACH transfers using bank account is free to tenant-use tools via Avail software)
Utilities:
• Landlord pays for water and sewer
• Landlord maintains lawn, including mowing. Reasonable mowing times will be agreed upon with tenant
• Tenant pays for power and garbage. Both of these will be put in tenants name
• Tenant pays for any amenities/utilities they initiate with 3rd Party Billing company (cable, TV, internet, etc.)
