- Every adult occupant must complete an application. Applications for each occupant in a group must be completed before the full group will be considered. All applicants must meet minimum criteria.
- Must have favorable rental history for the past 24 months and provide landlord references
- Pets allowed with an additional $300 refundable deposit and approval- proof of current rabies vaccine required for dogs, cats, and ferrets
- Background check including credit report and eviction history will be conducted via Azibo. $40 screening fee.
Additionally, any of the following may result in denial of the application:
- Failing to show for a scheduled viewing or arriving more than 15 minutes late without prior notice
- False, incorrect or misleading information
- Additional required documentation required for screening has not been submitted within 72 hours
- Any history of evictions or late payments
- Any open bankruptcies
- Unverifiable current employment
A co-signer or guarantor may be accepted in cases where income is below the minimum requirement or rental history is less than 24 months. The co-signer will be approved if all of the following qualifications are met:
- Rental history: 2 years of valid and verifiable rental or mortgage history with no late payments
- Credit history: Minimum 700 credit score. All open accounts in good standing for 2 years. Any bankruptcy (open and/or discharged) will result in denial.
- Employment: 24 months with current employer or previous employment in the same field of work
- Income: 5 times the monthly rent (minimum $20,500 monthly) in verifiable income
