Welcome to our Shallow Creek Complex where each townhome is approx. 1000 square feet with a very open and modern layout. The living area is very cozy and the kitchen has a breakfast bar looking into the living room, the dining room is right off of the kitchen with a door leading out to your own private covered patio!
The kitchen is equipped with top-of-the-line energy star appliances, granite countertops, beautiful dark espresso cabinets, dishwasher, stove/oven, microwave, refrigerator and plenty of shelving to help keep you organized! In addition to all the wonderful features that Shallow Creek provides, as a tenant you will also get to enjoy the amenities! You will have access to a gleaming pool to cool off in during our warm summer months.
There is a $60.00 application fee per applicant 18 years of age and older. Tenant responsible for power and pays a $60 flat fee for W/S/T.
Pet Policy: This unit accepts up to 2 pets up to 25 lbs. Pets will be approved on a case by case basis and a pet screening will be completed prior to move in, breed restrictions apply. Fees: $300 non-refundable pet fee per pet, $40 monthly pet rent per pet. We do not charge additional deposits or fees for documented service/companion animals.
A refundable security deposit will be due within 48 hours of approval and is equal to one month's rent. An additional deposit may be required depending on qualifying factors.
A one-time non-refundable administration fee of $150 will be due at lease signing. $350 of the security deposit will be a non-refundable charge, and withheld, at the end of the lease for floor cleaning.
Please note that, once approved, we require that residents take possession of the property within 14 days. If the property is not yet available for move-in, we require that the lease start date be set to within 14 days of the expected availability date.
All HomeRiver Group residents are enrolled in the Resident Benefits Package (RBP) for $49.95/month. This includes renters insurance, a move-in concierge service to make setting up your utilities and home services easier, $1M identity protection, a top-tier resident rewards program, credit building with on-time rent payments, and HVAC air filter delivery (where applicable).
