-A minimum 1-year lease

-Credit score: minimum of 660.

-Applicants monthly household income must exceed 3 times the rent.

-Please submit 3 most recent months of income verification.

-Employees: submit previous year’s W2, paystubs (3 months) or copies of previous tax returns and include proof for ALL sources of income (Income from other rentals, small businesses, inheritance, alimony, savings, etc.)

-Self-employed: Please supply tax returns for previous (2) two years AND (3) three most recent bank statements.

-Each applicant over 18 will have a credit check, a nationwide eviction search and a nationwide criminal database performed. Applicant’s background must exhibit a pattern of responsibility.

-Applicants must receive positive references from all previous landlords for the previous 5 years.

-Dogs ok with $50/dog rent per month, per dog. Certain breeds are not allowed due to limitations in liability insurance.

-Renters Liability insurance is required due to Property Management Insurance Requirements.

-Owner pays: garbage, recycling, bi-weekly gardening service & pool maintenance.

-Tenant pays: water, gas and electric, and any other utilities.

-Incomplete applications will not be processed (please make sure you upload all required documents listed above at once)

-Applicant must be a non-smoker.
