PARKING:
Tenants entitled to one assigned parking space only. Any other parking must be found with paid street parking or nearby garages. Tenants will need to register their vehicle with the parking enforcement, and keep parking pass hanging from their rearview mirror at all times. There is a designated spot and tenant must use the spot assigned to this unit.
TENANT RESPONSIBILITIES:
• One-time lease initiation fee: $150
• Water, Sewer, Garbage, Power, and Internet will be built into lease at additional $100/m.
--->If cost goes over that amount, difference will be added on tenant ledger as a separate line item.
• Tenant will need to move Enbridge Energy to their name prior to move in.
• Renters Insurance
DEPOSIT:
Deposit will vary, based on length of lease:
- $500 for 1-3 mos. or $2800 for 4+ mos. (OAC)
- Fully refundable after cleaning, paint/patch, carpet cleaning, and any repairs needed for damages as a result of tenancy)
NO SMOKING OR VAPING.
APPLICATION PROCESS/CRITERIA:
• $40 fee per adult 18+.
• Minimum 625 credit score and clean background.
• Income should be minimum 3x rent (combined of all adult applicants).
• Will require proof of income and 2 references per adult applicant (1 employer and 1 previous landlord).
• Will required photo of each applicant's State ID, Driver's License, or Passport.
