All occupants over the age of 18 must complete and submit a separate application and processing fee. Your application will only be approved if all applicants over the age of 18 meet the following screening criteria:

Tenant Minimum Qualification Standards for Screening:

1. Applicant must have a current photo identification and a valid social security number.

2. Monthly household income must exceed three times the rent. All income must be from a verifiable source (must provide your supervisors phone number). Unverifiable income will not be considered.

3. Applicants must receive positive references from all previous landlords for the previous 3 years. (Landlord cannot be a family member)

4. Applicant may not have any evictions or unpaid judgments from previous landlords.

5. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 620. (Exceptions with co-signer)

6. No bankruptcies in last 3 years

7. A background check will be conducted on all applicants over 18. Applicants background must exhibit a pattern of responsibility.

8. Applicant must be a non-smoker.

9. No pets

10.Occupancy is limited to 2 people per bedroom.
