$900 - 1 Bedroom In Shared House

Private room (Bedroom 1) in a shared house with 2 other tenants (bathroom will only be shared with 1 other tenant) and one dog - Milo. Tenants are quiet, courteous, and enjoy the outdoors. After a clear background check a tour will be given to see the house and meet the current tenants to make sure it is a good fit.

Close to both LCC and UO (within walking distance)- and near Amazon Parkway bike and running trails. Convenient access to shopping and restaurants. This is a month to month lease. The security deposit is equal to one months rent. Rent and utilities are due within in a week of the charge being posted (usually no later than 2nd week of the month). Utilities are shared between tenants- typically $60 - $90/month).

Might be ok with a well behaved dog or indoor only cat (there is currently 1 dog at this property).

Screening Information:

The Background Check is processed through Avail at a charge of $30.00.

The applicant has the right to dispute the accuracy of any information provided to the landlord by a screening company or credit reporting agency.

Occupancy Policy:

1. Occupancy is based on the number of bedrooms in a unit. (A bedroom is defined as a habitable room that is intended to be used primarily for sleeping purposes, contains at least 70 square feet and is configured so as to take the need for a fire exit into account.)

2. The general rule is two persons are allowed per bedroom. Owner/ Agent may adopt a more liberal occupancy standard based on factors such as size and configuration of the unit, size and configuration of the bedrooms, and whether any occupants will be infants.

General Statements:

1. Current, positive, government-issued photo identification that allows Owner/Agent to adequately screen for criminal and or credit history will be required.

2. Each applicant will be required to qualify individually or as per specific criteria areas.

3. Inaccurate, incomplete or falsified information will be grounds for denial of the application.

4. Any applicant currently using illegal drugs will be denied. If approved for tenancy and later illegal drug use is confirmed, termination shall result.

5. Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the premises, or the property of others, will be denied tenancy.

Property Information:

This criteria is for the rental property located at 2682 Harris St., Eugene, OR, 97405 which will be rented for $900.00 + utilities and has a deposit of $900.00. The acting landlord/property manager is Honeybee Property Investments, LLC. This is the only property available at this time and there are no applications currently on file.

This property has the following pet, smoking, and renters insurance policies:

Pets are allowed per landlord approval.

Smoking is not allowed anywhere on the property.

Renters insurance is required upon move in and is required to be maintained throughout tenancy. Honeybee Property Investments, LLC will be required to be listed as an interested party.

Rental History Criteria:

At this property we require that the tenant have zero evictions on record, unless otherwise allowed by the landlord. At this time we do not have a required amount of rental history.

The following items can be considered a deniable factor:

- More than 2 late rent payments on record in a 12 month period

- More than 0 noise complaints on record in a 12 month period

- Inaccuracy or falsification of the rental application

Income Requirement Criteria:

This property may require that the tenant doesn’t spend more than 30% of their gross monthly incomes on rent.

If the applicant doesn’t meet this standard rent to income criteria, this will result in the requirement of a co-signer, potential increase of double the security deposit, or denial of the rental property.

The following items can be considered a deniable factor:

- Lack of proof of income

- Falsification of income

- Cannot meet income requirements

- Rental and employment history

Employment History Criteria:

This property requires 6 months of employment, this does not have to be with the current employer or in the same line of work.

If the tenant cannot meet these standards, the following stipulations may apply.

An increase of $1,000 added to the security deposit.

Possible exceptions to the employment criteria include the following:

Retired or self-employed applicants will require most recent tax returns or three months of bank statements to verify income

Applicants who can provide proof of pension or other forms of income

Military personnel will be required to provide L.E.S. for proof of employment

Employment requirements will be waived for international students. An I20 will be required for verification

Credit History Criteria:

Various factors from the credit report are used as screening criteria including the following:

This property requires a 620 or above credit score. If the tenant has a score below this, this may result in an increased deposit or cosigner requirement.

A bankruptcy discharge will result in the requirement of a co-signer or denial of rental property.

A paid rental collection and/or judgment will result in an increased security deposit of $500.00 or the requirement of a co-signer.

Deniable factors include:

Unpaid rental collection or judgment(s), Unverifiable Social Security Number, or Open Bankruptcy.

Judgements and/or liens in excess of $1,000.00.

Public Records Criteria:

An eviction and criminal records search will be conducted as part of the screening process.

The list below contains potential deniable factors, however, we do not automatically have this result in a denial.

Kidnapping (All counts), Manslaughter (1st degree), Theft (1st & 2nd degree), Assault (1st, 2nd, & 3rd degree), Forgery, Burglary (1st, 2nd degree), Vehicle prowling (1st degree), Robbery (1st & 2nd degree), Malicious mischief (1st degree), Delivery or sale of controlled substances (all counts), Possession with or without intent to deliver (all counts), Manufacturing with or without intent to deliver (all counts)

Sexual related offenses (all counts), Arson (1st and 2nd degree), Reckless burning (1st degree), Murder (1st and 2nd degree).

Cosigner Criteria:

This property may require that the cosigner doesn’t spend more than 30% of their gross monthly incomes on the rent.

The cosigner shouldn’t have any of the following:

● Active Liens, Judgments, Recently Filed Bankruptcies

Rent Well Graduates

If applicant fails to meet any criteria related to credit, evictions and/or rental history, and applicant has received a certificate indicating satisfactory completion of a tenant training program such as “Rent Well,” Owner/Agent will consider whether the course content, instructor comments and any other information supplied by applicant is sufficient to demonstrate that applicant will successfully live in the complex in compliance with the Rental Agreement. Based on this information, Owner/Agent may waive strict compliance with the credit, eviction and/or rental history screening criteria for this applicant.
