1. Tenant will consent, in writing, to per-arranged periodic property inspections. Non-consent will terminate the application process.

2. A credit rating of 650 or higher will be considered.



3. Well need to see a solid rental or home-owning history. Previous evictions or a pattern of late rent payments will be a concern for us.

4. Its important that you have stable income, enough to comfortably cover rent and utilities. Well ask for proof of income that meets or exceeds three times the monthly rent.

5. In compliance with the Fair Credit Reporting Act we will be asking for written consent to run a background check and credit rating report.

6. This is a non-smoking property. Smoking anywhere on the property will be considered a violation of our lease agreement.

7. Theres a limit to how many people can live in the home, to avoid overcrowding and comply with housing codes. Please understand, exceeding this limit will be considered a violation of our lease agreement.

8. Subletting for any period of time is not permitted. Subletting will be considered a violation of our lease agreement.

9. Changes or alterations to the property, including painting or structural changes are not allowed unless approved in-writing by landlord. Unauthorized modification to the property of any kind will be considered a violation of our lease agreement.

10. None of us are happy about it but inflation does exist. Therefore, please expect rent to increase by as much as 4% per year. Sorry, we have to pay our bills too.

11. Pet Policy Agreement for Prospective Renters:

We are pleased to consider the companionship pets offer to our residents. We love our pets too. To ensure the comfort, safety, and well-being of all tenants, the neighborhood, and the property, the following pet policy must be agreed upon in writing before moving in. This policy is designed to respect the rights and concerns of all.

1. Safety and Well-Being / Pet Supervision

One small family dog will be considered.

Pets must not be left unattended for periods exceeding 9 hours. Adequate arrangements must be made to ensure pets are cared for during an owners absence.

Leash Requirement

Pets must be kept on a leash at all times when outside the rental unit unless in a designated off-leash area (if applicable).

2. Sanitation / Waste Disposal

Owners are responsible for the immediate and proper disposal of their pets waste. Failure to comply with this policy may result in penalties or termination of the rental agreement.

Unit Cleanliness

The rental unit must be kept clean and free from pet odors, infestations, and damage at all times.

3. Noise Control / Barking and Noise

Continuous noise, such as barking, that disturbs the peace within the community is not permitted. Owners must take immediate action to address and resolve any noise issues.

4. Housing and Confinement / Outdoor Housing

The use of dog houses or similar structures for pet housing within the property premises is strictly prohibited.

Chaining or Tethering

Pets must not be chained or tethered outdoors on the property premises.

Compliance and Enforcement / Non-Compliance

Violation of any part of this pet policy is considered a breach of the rental agreement and may result in penalties, including but not limited to fines, mandatory removal of the pet, or termination of the lease.

Acknowledgment:

By signing the rental agreement, tenants acknowledge understanding and agreement to comply with this pet policy.
