All applicants over the age of 18 will undergo a credit check and income verification process to ensure financial responsibility.
Prospective tenants are encouraged to submit references and any past rental history documentation.
Occupancy:
The maximum number of occupants allowed in the unit is 6 which includes all adults and children.
Lease Terms:
We offer lease agreements with terms starting with 12 months.
Pet Policy:
We consider responsible pet owners on a case-by-case basis.
If approved by us, a separate pet deposit of $600 will be due upon lease signing for approved pets.
Breed restrictions apply based on legitimate concerns regarding property damage or safety (Limitations on large dog breeds, exotic pets etc)
All pets must be spayed/neutered and up-to-date on vaccinations (proof required).
Utilities:
Tenant is responsible for the payment of all utilities, which include electricity, water, sewage, Internet and gas.
Maintenance and Repairs:
Landlord will be responsible for repairs due to normal wear and tear.
All maintenance requests must be submitted in writing via email.
Smoking Policy:
This is a smoke-free property. Smoking is strictly prohibited inside the unit and on the premises.
Parking:
Security Deposit:
A security deposit equal to $2800 will be required upon lease signing. This deposit will be returned within 15 business days of move-out, less any deductions for unpaid rent, damages beyond normal wear and tear, or cleaning fees if the unit is not left in a clean and undamaged condition.
Landlord Access:
The landlord reserves the right to enter the unit with reasonable notice (typically 24 hours) for repairs, emergencies, or to show the property to prospective tenants during the lease term, with the tenants permission.
Additional Information:
Tenants are required to maintain renters insurance throughout the lease term.
Subletting or assigning the lease is strictly prohibited without prior written consent from the landlord.
