Criteria for Approval through screening:

Before completing your application to rent this property, please familiarize yourself with the following requirements.

Every person living in the unit, 18 years of age or older must submit an application through Avail, $55 per person. Maximum of Three people including children.

Applicants must meet specific criteria. In order to be approved you must have a good credit rating. Over 700 meets our guidelines, between 650-700 may or may not be approved. No bankruptcy filings in the past 5 years. A credit score under 650 will not be considered under any circumstances. You can access your credit report through any of the three credit reporting agencies, Experian, Equifax of TransUnion.

We do not accept tenants who have had an eviction, are a sex offender, or terrorist. Public Records will be accessed for review.

Groups of more than one applicant will not be considered complete until the applications from all members of the group are received. Each applicant of legal age must submit an individual rental application. Please note that, while equivalent applications are processed in the order received, other factors such as the requested date of the commencement of tenancy may result in priority of another application. A fully completed application includes filling out the application form, paying the tenant screening fee, and complete and final rental references, mortgage/ lease payment verification, employment verification, income verification. Applications are not accepted unless all applicants have viewed the property. For applicants outside the area, one member of the group of residents or another individual identified by the applicant must visit the property in person or use Zoom, FaceTime, or another interactive real time method of taking a virtual tour of the property on behalf of those not present in person. Failure to arrive on time for the showing appointment, or to provide advance notice of the intent to reschedule, may result in denial of the application.



You must have good landlord and employment references, and must have verifiable gross income of at least three times the rental rate. You must also have a debt to income ratio of 25% or less. Three months of pay stubs will be used to assess this information. We do not accept Portable Screening Reports, you must be screened through this process through Avail. If documented income is savings, applicant must have six months living expenses proven in savings. If references cannot be verified within 48 hours of submittal, application may be denied. If income cannot be verified, application will be denied.

HOLDING DEPOSIT:

Washington state operates on a first come first serve basis. The first applicant to pass our screening process is first in line for the property. In room-mate situations, we consider all occupants over the age of 18 to be the applicants for the property. All applicants must have completed the screening process in order for the applicant to have completed the process. Once your screening has been approved you must submit the holding deposit which is equal to the security deposit and sign a receipt and disclosure document within 48 hours in order to hold the property, otherwise we will continue to accept applications from other parties.
