Downtown Gardiner a little further down Water St. where there are great breweries, eateries, shops, and where the boardwalk and boat launch is. Sit at Bateau's Brewing Co. and look out over the Kennebec River.
There are a lot of events in downtown Gardiner. Johnson Hall has free music bands and a theatre to watch movies and plays. Gardiner is the gateway to Hallowell and Augusta. Located between both I-95 exits for either Waterville or the Portland area too.
Heat and lights are NOT included;

Water, Sewer, and Trash is included;
Heat pump that is very cost efficient (CMP data is available). Heat pumps are equipped with air conditioning.
Hardwood flooring.
