Must demonstrate fiscal responsibility, with good credit history/credit score, free of negative credit issues. Applicant must be without unpaid debts, and no history of delinquent payments. No comprehensive reusable tenant screening reports will be accepted.

- Require proof of verifiable employment/source of income (must provide 2 months of pay history), monthly income must be at least 2.5x monthly rent.

- Must have good references from prior landlords and rental history (no history of evictions or non-payment).

- First month rent: $3,200

- Security Deposit: $3,200

- Total due at signing: $6,400

- No sub-rental or sub-lease of the property without written approval by owner.

- No alterations (painting, etc.) allowed without written approval by owner.

- Pet Policy: No pets allowed

- Smoking Policy: No smoking allowed inside the unit or on the premises

- Utilities: Renter is responsible for internet/cable. Renter is responsible for half of the propertys other utilities (water, gas, electricity, etc.)

- Other Considerations: Access to the spa, deck, and garden is subject to availability and must be booked in advance.

- Maintenance and Repairs: Landlord is responsible for regular maintenance and repairs of the property. Tenants are expected to promptly report any issues or damages.

- Renters Insurance: Tenants are expected to obtain renters insurance to cover personal belongings and liability.
