Fully furnished, safe, secure, quiet, and private Boutique style California Aesthetic Cozy 3 level 2004 Townhome in North Atlantas residential Sandy Springs neighborhood right off of 400 North, close to Buckhead, Alpharetta, and Roswell. 11 miles to Truist Park. Walking Distance to Publix grocery store, Luxy nail salon, UPS, public transit, golf course, kayak dock, and park. Xfinity Internet/WiFi is included.

We ask that guests are mindful of their energy consumption and that we remove our outside shoes at the door when entering the home to cut down on allergens and promote more harmonious vibes. We invite you to feel real welcome and enjoy your stay!

About the space:

Deep, almost black, ebony wood floors throughout by Mohawk, greyscreen walls, art-deco, luxe, and contemporary design styles. The ground floor includes one bedroom with a king sized bed (BeautyRest Firm mattress), and an en suite bathroom. Up the first flight of stairs are the living and dining spaces which feature a fireplace, recessed lighting, full kitchen with cookware, gas stove and convection oven, utensils, Kuerig coffee station, a peninsula with 3 place settings, and an outdoor deck area.

The master suite and office space are located on the top floor, both of which have their own bathrooms attached. Washer and Dryer are included and are located on this top floor landing. Note: Some closets are locked for storage. Please let us know if you require additional storage space. The Powder Room is locked for cleaning storage and contains the Housekeepers supplies.

What is included:

Furnishings, Washer and Dryer, Creature Comforts (Towels, Additional Bed Linens, Blankets, etc). Toiletries such as TP, soap, and shampoo are included for up to one week. Guest is responsible for replenishing their own toiletries once the allotted stock runs out. 1 gate code, 1 garage door opener, 1 keypad entry code.

What is not included: USPS mailbox delivery to the address is not included, please use your personal UPS or USPS mailbox to receive your mail in a timely fashion. Guests are able to receive Fedex, UPS, and Amazon Prime (with the exception of USPS packages) to the address.

Daily/Weekly cleaning is not included, housekeepers are available for an additional fee (please inquire at showing). We generally recommend that guests do their own cleaning and hire our trusted weekly/monthly cleaning service.

Water, Gas, and Electric are not included in this listing and will be billed starting the day after checking into the residence.

Parking:

There are a maximum of two parking spaces: (1) one car garage and (1) parking space on car pad in front of the home. Parking on curbs or in visitor parking spaces is not permitted.

This rental listing is a month to month sublet paid in advance by the guest- at signing, you will need first months (28 nights) rent, plus your incidentals deposit: $1,000 (includes $350 cleaning fee which is nonrefundable, this residence is professionally cleaned before and after your stay, and $650 for incidentals/accidental damage to property, the amount of $650 will be refunded if there is no damage to property at the end of your 28 night stay)- we highly recommend being present for your move-out inspection. Deposit refunds for incidentals and energy are issued the same day or within 7 business days.

Pet Policy: No Pets.

Accessibility Information: This townhome is approximately 1732 square ft, on a narrow lot, and contains 2 cases of stairs with no railings or handbars, there are no entry or exit ramps.

All fees are prepaid by the tenant at signing, self-employed applicants are more than welcome. Month to month and sublet guests will have the ability to list our firm as a positive reference on their tenancy resume at the end of a successful lease term. Each lease term is for 28 nights, to renew your lease, another 28 night lease will be generated with payment due on the first day of check in.

The lease term is month to month ($3600 every 28 Nights). There is a one-time deposit of $1000 ($650 for incidentals and $350 for cleaning) $650 of which will be returned to renter in full at end of the desired lease term if there is no damage to property at the end of term. Renter is financially responsible for anything what-so-ever deemed by inspector as damage to property- in the event property is damaged during your stay, please let us know right away to that we may come to a fair resolution. We highly recommend being present for move-in and move-out inspection. If a lease term longer than 28 Nights is desired and not prior signed for, please let us know at least 3 business days prior to the end date of your lease term. Monthly Renewal Payment: $3600/28 Nights is due upfront every 28 Nights. Debit/CC cards are accepted, tenant pays processing and admin fees.

Renter/Guest/Tenant is responsible for water, gas, and electric. Renter is responsible for their own laundry and housekeeping unless prior arranged. Garbage can should be placed at curb every Monday evening for Tuesday AM removal. Garbage can should be placed back in designated area (garage nook) by Tuesday PM.

Pet Policy: No Pets.

No-Shoe Policy: Your new home is a no-shoe household: Please maintain household hygiene by removing outside shoes and wearing your indoor slippers. Removing our shoes signifies our conscious desire to shed external judgements and return to inner temple and inner meditation.

Smoking Policy: No smoking.

Parking Policy: There are a maximum of 2 available parking spaces. If you plan to have guests please let us know prior so that we may reserve an additional parking space.

Key Policy: Guest will receive 1 gate code, 1 garage remote, and 1 door code. Lost garage door opener $250-$400 fee will apply. We highly recommend keeping track of your remote with an AirTag.

Cancellation Policy- $50% of deposit will be refunded if cancelled within 10 business days (2 weeks) of said reservation, and no refund there-after. $3600/28 Nights is due 3 business days before checking in, failure to pay this monthly fee by the designated date means that guest forfeits their deposit in full. No refund will be given post check in. We accept these forms of payment for all bookings: Online Payments/Credit and Debit Card (please download the rental app provided at showing to make easy payments), we also accept Zelle. Credit Card Payment Policy- by default, Guest is responsible for credit card processing fees (approximately 3.5%), taxes (Sandy Springs-14.75%), and administrative fees.
