Bedroom with house share

I am taking a boarder for my 3rd bedroom (2nd is occupied by a boarder currently). I am retired AF, 63, male. Boarder is 64, male, works for AAA. Brand new induction range (dont worry, you can use my cookware) with convection oven that also air fries. Brand new washer and dryer, large capacity with pedestals. Single shared bathroom, common living room, dining room, and kitchen. Concrete patio, back and front yard. Parking in single lane driveway or street. Room is fully furnished but will make room for your furniture if you wish. Currently has a queen bed, stand up lamp, dresser, and end tables. Will install a ceiling fan to help with the heat.
