The kitchen overlooks the same awesome view, has 42-inch cabinets, granite counters and stainless-steel appliances.

The Primary bedroom also boasts the northeast view with a walk-in closet, soaking tub and walk in shower.

The Plaza offers world class amenities: Valet, Concierges, 24 Hr. security, Private parking garage, resort style secluded pool and spa areas located on the fourth floor, private outdoor space, sauna, massage room, huge media and entertainment center, multiple private state of the art meeting rooms, well equipped workout center and more.

The items below do not represent the entirety of the lease agreement between the owner of the property at 450 Knight Run Ave 1103D and the potential RENTER/LEASEE of the property. But merely the basics of the potential lease.

*No smoking in unit

*Renter responsible for all utilities (cable, internet, electric, etc... above what comes standard as a part of the HOA)

* Renters lease requires approval

*No deposit but 1st and last month rent due at signing. Rent will be prorated based on the execution date of the lease.

*Rent is $4000.00 per month due the first day of each month.

*Rent is considered late on the 10th day of the month and will incur a 10% late charge ($400.00) on the 11th day if funds are not received by the end of business day eastern standard time the 10th day.

*Owner reserves the right to evict (have removed from the property) the renter for nonpayment after 60 days of the agreed upon rent amount for non payment. Renter agrees to vacate the property immediately upon notification of eviction in writing of eviction by the owner.

*Dog and cats are allowed: Breed restriction per certain per HOA restrictions. Breeds considered to pose potential threat to neighbors in any manner are prohibited. (HOA pet limit of two)

-Dog allowance onetime fee: $300 due at signing per dog

-Cat allowance onetime fee: $200 due at signing per cat

** Dog monthly additional rent is $25.00 monthly per dog

** Cat monthly additional rent is $25.00 monthly per cat

*Renter is responsible for any lost keys or security fabs

*Renter is responsible for any maintenance and repairs to the unit up to $100.00 per incident or item (Any repairs done by an outside vendor, the vendor must be approved by the Plaza Management)

* Any plumbing or electrical repairs must be approved by the owner

*Any repairs above $100.00 must be reported to and approve by owner

* Renter must have and show proof of renters insurance

* Any aesthetic changes must be approved by the owner in writing and will trigger a unit change deposit:

1. Bedroom room painting- $400.00

2. Living room painting- $500.00

3. No wallpaper allowed

4. TV mountings- $500 per mounting

the above list is not all encompassing. All aesthetic changes being made to the unit structure must be approved. Failure to do so may trigger additional fees and deposits and my include immediate lease termination with the forfeiture of any prior paid monies or fees.

* Normal lease term is a 12-month lease but may be longer with owners’ approval

* No subleasing

* Renter and Guests must adhere to all HOA rules and regulations

* Renter must provide a 60-day notice in writing if not renewing lease

* Owner reserves the right to inspect the unit every 30 days with written notice 5 days prior to inspection (inspections will be conducted with the renter present unless otherwise approved by the renter in writing)

* Unit comes with one designated parking space (additional parking spaces may be acquired thru the Plaza management office, other residents, or public parking in the garage)

*Renter is responsible for any damage/damages above normal wear and tear at lease termination. (Example: flooring, walls, doors, door frames. List not limited to the previous)

*Owner reserves the right to terminate the lease at any time with cause (examples include but not limited to the following: Failure to pay rent per terms of the lease, failure to adhere to Plaza Association rules and regulations, any illegal activity on property, Failure to adhere to the lease terms, conduct unbecoming a good neighbor, failure unbecoming a good tenant).
