Cozy room for rent

I’m looking to rent out a room in my 3 bedroom / 1 Bathroom house. You would be renting out the 2 largest bedroom in the house (pics provided). The primary bedroom is the owner’s bedroom(myself). For the first few months I will not be around that often to allow you to get accommodated to the house and allow you privacy. The house has 1 bathroom that you can use freely. You will have full access to the kitchen, living room, front yard & backyard. Once you rent out the bedroom, I will put up my above ground pool in the backyard that is 16 feet in diameter and 4 feet deep. I also have a hot tub in the backyard that you will have access to as well. The garage will not accessible, I use that for my own personal storage. The house has new washer and dryer in the house that you can use freely. The kitchen has a new refrigerator & fairly new dishwasher that you can use freely. You can use the pots/pans, dishes/utensils freely as well. You will be responsible for cleaning the pots/pans, dishes/utensils via the dishwasher. Utilities of the house will include internet, SMUD (electricity), PG&E (gas), and trash. Utilities will be paid in addition to the rent. If interested in renting out the room, I will provide the price breakdown for the utilities which roughly will not exceed $300/month. The neighborhood is very quiet. No loud neighbors, no disrespectful neighbors. You can park in the driveway or on the street freely. The house has motion lights around the house as well as security camera all around the entire outside perimeter of the house. I’ve never had any security issues or break-ins due to the set up I have. The house is well lit up with the motion sensor lights I have in the evening. The living room will an older TV that you can use freely with a fire stick etc. I can have HULU Live installed at the house for an additional $50 a month, but not required if you have your own fire stick etc. I prefer to not have any pets but a cat may be acceptable for an additional $75 a month.
