There is a duplex on Spruce (2305 & 2307), and a 3-unit building (2110, 2120, & 2122) that was added in back on 23rd Street. Great central location, with easy access to the CU and Naropa campuses, as well as Pearl Street and the 29th Street Malls.

2122 23rd is the unit all the way in back on 23rd, next to the alley. Comes with its own fenced yard/patio off the kitchen and a private driveway. No other units above, and only shares one bedroom wall with the neighbors.

APPROXIMATE ROOM DIMENSIONS:

Living room = 15'11" x 11'9"

Dining room = 11'9" x 8'10"

Bedroom #1 (LEFT) = 9'11" x 11'7"

Bedroom #2 (RIGHT) = 9'10" x 9'11"

This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen.

Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. ONE DOG allowed (certain breeds restricted) with an extra $300 deposit.
