Credit Score: Minimum 680+ credit score required for all adult applicants. No active bankruptcies or collections.

Income Requirement: Gross monthly household income must be at least 3x the monthly rental obligation.

Note: For applicants using Housing Choice Vouchers or other subsidies, this income requirement is calculated based solely on the applicant’s portion of the rent.

Rental History: We require a clean rental history. Zero tolerance for prior evictions, Failure to Pay Rent judgments, or landlord-tenant court filings in the last 5 years. Positive references from current/past landlords are required.

Criminal History: A comprehensive background check will be conducted. Applicants with a history of violent crimes, drug distribution, or offenses that pose a threat to property or safety may be denied, subject to individual assessment as required by law.

Occupancy: Maximum 2 occupants per bedroom.
