-$150 - Lease Set-Up-Charge (due 3 days after approval)
-Security Deposit - 1x’s Rent or 1.5x’s Rent or 2x’s Rent Amount - Security Deposit (due 3 days after approval) *Security deposit is based on the score you receive on the Tenant Scoring Matrix. The score is determined by your credit, employment, and rental/residential history.
-First Full Month’s Rent - (due 3 days after approval)

OTHER IMPORTANT INFORMATION:
-The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
-As a condition of our lease, and during its duration, we require all tenants to carry property liability insurance ($100,000) for damages caused to the property resulting from the tenant’s action or inaction.
-LANDLORD will have the carpets and residence professionally cleaned after TENANT vacates, and TENANT will be responsible for these actual costs for which security deposit deductions can be made.
