Cost- $60/month

If you decide to apply for one of our properties, there is a $75 per adult application fee that is non-refundable. Anyone aged 18 or above who will be residing at the property must apply. We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable; (5) verify your previous landlord references; and (6) perform a criminal background screening; We encourage you not to apply if you have credit scores below 540, have ever been evicted, have bad rental history or have recent or drug/violence related felonies/violence related felonies.

Credit history must show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history. Contingent on your credit score, a risk mitigation fee may be assessed(see rental criteria).

Credit Score 539 and below will be declined.

Our company offers two options for security deposits:

Option A: Prior to move-in you need to pay our office in certified funds the security deposit of 2X the rental amount. These funds will be held in a trust account and disbursed per the terms of your contract at the conclusion of your lease.

Option B: In lieu of paying a security deposit of 2X the rental amount prior to the commencement of your lease, you may pay a monthly fee (see below). This fee does not exclude you from being obligated at the conclusion of your lease for any damages or charges that have been incurred.

Credit Score 540-599 Security Deposit Waiver Program $70 a month

Credit Score 600-620 Security Deposit Waiver Program $59 a month

Credit Score 621 & Above Security Deposit Waiver Program $48 a month

End of Lease Agreement and Tenant Move Out: After ForeFront Property Management conducts a final move out inspection, any damage to the home (above normal fair wear and tear) will be the responsibility of the resident. The outgoing resident will receive a copy of the final inspection along with an itemized final bill considered due and payable upon receipt. Outgoing residents failing to pay in a timely manner will be turned over to a 3rd party collection agency.

$30 a month pet fee (per pet). Additional fees apply for pets on restricted pet breed list
