PLEASE NOTE: This listing is just for planning purposes. It is a long way out, and we cannot show it at this time. It would not be remotely fair to the current tenants who have been given notice that they are vacating in the future. When you are renting from us, you wouldn't want a ton of people in your house months before you are actually moving. We certainly wouldn't. Again, it cannot be shown at this time. That said, we have many stalkers who start planning very early, and this is an attempt to help those detail oriented, long term planners to show them what we know is coming in the future. While we absolutely LOVE stalkers who are planning early, it simply cannot be shown at this time. You can absolutely lock it down at anytime with an approved application and a Holding fee (Which becomes your deposit paid in full at lease signing, just understand that until you sign, it is a FEE). Nothing is off the market until it is secured with a holding fee.
PLEASE NOTE: We are offering a 6+/- month lease term on this space, you will have a guaranteed option in your lease to renew for another year at the exact same financial terms. We are even open to other creative lease lengths as long as they end when we are all wearing shorts and sandals again. We just don't want it back again in the winter and are willing to do almost any term as long as the lease ending in the warm time of the year is a mutual goal.
2nd floor corner one bedroom. Well laid out wide open floor plan. New bamboo hardwood floors and remodeled kitchen. Large bedroom, with a good closet. Modern living in the heart of downtown. Off street parking. Laundry on property. Up to 2 cats (sorry, no dogs) are welcome with a 1 time $200 pet fee and $20 a month per pet. Additional reasonable pets are charged a $100 pet fee and $20 a month each.
Tenant pays Electric and a monthly $25 water/sewer fee. All electric unit, no gas bill.
The ideal candidate(s) will have a minimum credit score of 650, no active collections, no felonies, no violent charges of any kind, zero evictions, and have a (combined) Net or take home (IN YOUR POCKET after taxes) income of 3 (Three) times the posted rent. If you do not qualify traditionally, you may use a well-qualified and collectable co-signer or put down 2 months of rent as an additional deposit.
